From Allapattah duplex conversions to Edgewater condo repositions, Miami's core is one of the fastest-moving investment markets in the country. Deals here don't wait for bank timelines — sellers expect proof of funds and a close date measured in days.
FFC Lending arranges fast, flexible financing for Miami real-estate investors and business owners — fix & flip, ground-up construction, bridge, DSCR rental loans, and working capital from $75K to $5M.
Miami is really a collection of very different markets. In Allapattah, Little Havana and Little Haiti, investors buy older concrete-block single-family homes and duplexes to renovate or add units. Around Edgewater, Brickell and the Upper East Side, deals are more often condo units bought to rent or resell. In Coconut Grove and Shenandoah, it's frequently larger renovations or ground-up infill where an older house comes down.
Because so much of the housing stock is older and close to the water, the questions that decide a Miami loan are usually about the building, not just your credit: Is it in a FEMA flood zone? What will windstorm and flood insurance cost? Are the roof and electrical in shape for an insurer? For condos, is the association current on Florida's post-Surfside inspection and reserve requirements? We ask these up front so an appraisal or insurance quote doesn't sink the deal at the end.

Zillow Home Value Index and Zillow Observed Rent Index for Miami, September 2026, from Zillow Research public data. ZHVI is the typical value of a home in the 33rd–67th percentile range and ZORI is the typical asking rent — neither is a median sale price. Gross yield is annual ZORI divided by ZHVI and ignores taxes, insurance, vacancy and management. City-wide figures; your block will differ.
Our hard money, bridge, construction, DSCR and working-capital programs are business-purpose only — for investment properties and business needs, not a home you live in. If you're buying a home to live in, FFC also arranges FHA and conventional home loans for eligible owner-occupied buyers, reviewed by a licensed loan originator.
Property programs typically start at a 650–680 minimum FICO depending on the program. Revenue-based working capital qualifies on your business's sales history instead of your score.
Property loans are built to close in days-to-weeks, not months — timelines depend on title, insurance, and appraisal. Working capital can fund in as little as 1–2 business days.
Fernandez Financial Capital is a broker (NMLS #2896990) that arranges financing through vetted lender partners — which is why we can match your deal to the program that actually fits it.
Yes, for investment purposes, but condo loans depend heavily on the association. Lenders review the building's budget, reserves, insurance, any special assessments and whether required inspections are complete. Send us the building name early and we'll tell you which programs can work.
On a DSCR loan the rent has to cover the full monthly payment, including taxes and insurance. In a flood zone, flood insurance is usually required and adds to that payment, so we run the numbers with a real insurance quote before you commit.
