Working with FFC
Are you a lender or a mortgage broker?
We're a licensed mortgage broker (company NMLS #2896990). We don't lend our own money; we review your request and match it with vetted lender partners whose programs fit your property, income and timeline. That means you're not limited to one bank's guidelines.
Do you speak Spanish?
Yes. Every call, document and closing can be in Spanish. Sí, todo el proceso puede ser en español.
What areas do you serve?
We're based in Miami Lakes and work across Miami-Dade, Broward and Palm Beach counties. See our service areas for local pages on each city.
How can I verify your license?
Look us up on NMLS Consumer Access (nmlsconsumeraccess.org). The company is NMLS #2896990; Juan Fernandez is #1147112, Leovany Enriquez #2751062 and Armando Mon #1991963.
How quickly will I hear back?
Usually within one business day. If you call during office hours (Monday–Friday, 10 AM to 6 PM) you'll often get answers on the spot.
Can I meet in person?
Yes. Our office is at 5803 NW 151 St #104 in Miami Lakes. Call (786) 723-5626 to set a time, or see the contact page for directions.
Home loans
What home loans can you help with?
For homes you'll live in, we work with FHA, conventional and VA loans, plus home equity lines of credit (HELOCs). A licensed loan originator reviews every home loan request.
Do I need 20% down to buy a home?
Not necessarily. Several programs, including FHA, VA and some conventional loans, are built for eligible buyers with smaller down payments. What you'll need depends on the program, your credit and the property. Our guide to FHA vs. conventional loans explains the differences.
I'm self-employed. Can I still qualify?
Often, yes. For a home you'll live in, a loan originator will review which income documentation fits your situation. For investment properties, DSCR loans qualify on the property's rent instead of your tax returns.
Should I get a HELOC or a cash-out refinance?
A HELOC lets you keep your current first mortgage and draw only what you need; a cash-out refinance replaces your mortgage with a larger one. Which is better depends on your current rate and how you'll use the money. Read HELOC vs. cash-out refinance.
Real estate investors
What is a DSCR loan?
A rental property loan that qualifies mainly on the property's cash flow (its rent compared with the payment, taxes, insurance and HOA dues) rather than your personal income. Our partners' guidelines go up to 80% LTV on purchases and 75% on refinances, with 30-year fixed options. More in our DSCR loan guide.
Can I close in my LLC?
Investor loans are business-purpose, and lenders commonly allow you to close in an LLC or corporation. Most also ask for a personal guarantee from the owners.
How much can I borrow for a fix and flip?
Lender partner guidelines go up to 85% of the purchase price and up to 100% of the rehab budget, with 12–18 month interest-only terms. The final amount depends on the property, the after-repair value and your experience. See fix and flip loans.
Do you finance new construction?
Yes, for 1–4 unit projects in South Florida. Guidelines go up to 80% of total project cost and up to 100% of build costs, with 12–18 months interest-only. See ground-up construction.
Can foreign nationals get a loan?
Yes. We work with lender partners that have programs for non-U.S. residents buying or refinancing Florida investment property. See foreign national loans.
Do you finance Airbnb and vacation rentals?
Yes, where city and HOA rules allow short-term rentals. Some lender partners count projected or actual short-term rental income. See short-term rental loans.
How fast can an investor loan close?
Business-purpose loans can often close much faster than a bank loan. The real timeline depends on the appraisal, title and how quickly documents come in. We'll give you a realistic date after we review the deal.
Business capital
What's the difference between a merchant cash advance and a line of credit?
A merchant cash advance is the purchase of a portion of your future sales, not a loan, and can fund in as little as 1–2 business days. A business line of credit is revolving credit you draw on as needed and reuse as you repay.
Does my credit score matter for business capital?
For a merchant cash advance, the decision is based mainly on your business's sales history, though credit may still be reviewed. Lines of credit usually look at both the business and the owners' credit.
Getting started
What do I need to get started?
For a home loan: ID, recent income documents and bank statements. For an investor loan: the property address, price or value, rehab budget or expected rent, and your entity documents. For business capital: recent business bank statements. We'll send a precise checklist after the first call.
Will talking to you affect my credit?
No. Calling us or sending your scenario doesn't involve a credit check. Credit is pulled only when you formally apply, and only with your authorization.
How do I apply?
Call (786) 723-5626, send the basics through our contact form, or start the online application at apply.yourcapitalsolution.com.
